The historically significant Lalor House sets new Richmond record house pricePublished on: March 30, 2016
Selling for an exceptional $5.55 million, the historic mansion at 293 Church Street, set a new residential record price for the suburb of Richmond.
The Expressions of Interest campaign run by Jellis Craig’s Elliot Gill, Andrew Macmillan and Alastair Craig, generated a high level of local, national and international buyer interest, also attracting a significant amount of media attention throughout the campaign.
“We had an incredible volume of buyer enquiry, over 200 groups inspected the property with interested tenders coming from residential, commercial and medical uses” said Gill.
This significant residence known as Lalor House sold on Thursday 24 March to a local residential buyer, with plans to restore the building, the buyer is already well advanced in engaging architects, having plans drawn up immediately after the sale.
“The purchaser is a local who understands the history of the property and will restore the property as a family home” said Gill.
Triple the opportunity in The Domain Precinct, South YarraPublished on: February 15, 2016
Melbourne, 08 February 2016 –Three adjacent properties in ‘The Domain Precinct’, one of Melbourne’s most thriving residential regions, are about to hit the market - in a move which is expected to unlock significant local and offshore buyer interest.
CBRE’s Mark Wizel, Julian White, Scott Orchard and Bianca Butterworth in conjunction with Andrew Macmillan and Nathan Waterson of Jellis Craig have been appointed to manage the sale.
The three properties, located at 30 Anderson Street, 25-29 Kurneh Place and 216-218 Domain Road, offer a total area of 2,655sqm and are available individually or in one line.
Director of Jellis Craig, Mr Andrew Macmillan highlighted the superb location the property occupies “The location encompasses the tranquil Royal Botanic Gardens and Fawkner Park, iconic fashion destination ‘Chapel Street’ and neighbours the St Kilda Road commercial and residential boulevard. The sites further benefit from close proximity to acclaimed arts and international sports precincts and some of Melbourne’s leading educational institutions.”
“It is little wonder that the precinct’s elegant, tree-lined streets are home to some of the country’s most sought after real estate - which continues to record some of the state’s highest land and capital improved values.” Mr Macmillian concluded.
Mr Wizel said the flexible investment and development opportunities offered by these sites, combined with the desirable South Yarra location, would appeal strongly to residential developers both locally and offshore. “We are witnessing a maturation of Asian investment into less conventional inner city development offerings. This property has a limitless list of premium attributes that will mean it is also highly sought after by Asian, and in particular Chinese buyers”
The properties have been in the one ownership for over 40 years and are being sold on behalf of the Executors for the estate of the late owners. “Properties such as this are not for auction every other Saturday, they are rare commodities and highly sought after opportunities when presented to the market” said Mr Wizel.
The sites will be sold via an International Expressions of Interest campaign, closing Wednesday 16th March at 2pm.

Jellis Craig’s Andrew McCann and Carla Fetter have again lead an unrivalled auction campaign to deliver a win for Deanne and Darren Jolly on The Block Triple Threat.
This is the second subsequent win for the team, having previously secured a win for the Voss brothers on The Block Glasshouse.
The televised auction saw, 4/27 Darling Street, South Yarra go under the hammer with five qualified buyers. Supported by auctioneer Damien Cooley, Jellis Craig sold the apartment for $2.29 million against a reserve of $1.455 million.
With specialist knowledge of the South Yarra prestige market, Jellis Craig quickly identified the properties winning attributes and implemented a sophisticated and unique marketing campaign.
Andrew McCann said “The approach was unrivalled by competitors to include such innovations as a unique 3D scan of the property designed to better reach our network of registered interstate and international buyers”.
“Many people were attracted to the property as fans of the show, but with our local South Yarra expertise, we were able to quickly establish serious interest from qualified buyers, ensuring we went into auction night with the confidence we could deliver the best result for Dea and Darren”.
After experiencing bitter disappointment in the previous season of The Block, the Jolly’s approached Jellis Craig to deliver them a winning outcome second time around.

Property videos are missing the mark; Jellis Craig drives innovation to reach international buyersPublished on: March 20, 2015
Jellis Craig is driving innovation with better ways to market property to international buyers.
Nick Dowling, CEO Jellis Craig says “we are committed to finding new ways to match local and international buyers with sellers, to achieve the best possible results for our clients”.
“As specialists in marketing property internationally, we know some countries, such as mainland China, are unable to use Facebook, Google, Twitter, Instagram, Vimeo or YouTube. Currently, YouTube is the industry standard for hosting property videos in Australia.”
“This means property marketing strategies used by many Australian agencies and leading real estate websites are unable to extend their reach into mainland China” said Mr Dowling.
Jellis Craig has recognised listings on most real estate websites are not actively facilitating the delivery of property videos into mainland China, something many agents and vendors would be unaware of.
Jellis Craig is dedicated to ensuring buyer audiences in countries such as China have access to view video online.
With specialist knowledge, the Jellis Craig International Liaison team utilise a Chinese video hosting service to deliver property videos into mainland China. In addition, the team are able to effectively promote property videos via Chinese social media and jelliscraig.com.au for better reach into the international market.
