How has the Kingston property market performed in the last 12 months?

Well-presented and priced homes continue to achieve strong results, though rapid growth has moderated. Values have largely held in sought after bayside suburbs however, days on market have increased slightly, and price sensitivity is more evident. Auction clearance rates remain steady, with more buyers and sellers moving to private sale. The rental market is exceptionally strong, with low vacancy, high demand and solid price growth.

Which Kingston suburbs look best placed for stability over the next 12 months?

Cheltenham and Mentone benefit from proximity to Southland, strong transport and quality schools. Parkdale and Mordialloc remain highly prized and tightly held, while Highett continues to evolve through gentrification and infrastructure investment. Chelsea, Bonbeach and Edithvale are attracting buyers seeking lifestyle value and connectivity.

How do you expect the Kingston market will respond to further potential cash rate adjustments?

Further increases would move Kingston toward a more balanced environment. Demand may soften at the margins, but structural undersupply, lifestyle appeal and strong rental conditions should continue to support resilience.
