We sat down with our Boroondara directors to explore how the past year has unfolded and what lies ahead for the local property market.

How has the Boroondara property market performed in the last 12 months?

Boroondara has continued to perform with conviction. Buyers and vendors have found their footing in a more considered market, and that confidence is producing strong results. The fundamentals that have long defined this municipality – excellent schools, enviable lifestyle, genuine scarcity – remain firmly intact. Entry-level apartments and villas are seeing robust competition from younger buyers acting decisively, while the $5+ million segment is drawing upsizers with a clear eye on renovation potential and long-term value creation.

Which Boroondara suburbs look best placed for stability over the next 12 months?

The most resilient outcomes are found where stock is tightly held, and demand runs deeper than the market cycle. Kew exemplifies this. Homes are rarely traded, and when they do come to market, a narrow but deeply committed buyer pool competes with long-term occupation in mind. Canterbury is structurally stable, functioning as a pure owner-occupier market shaped by long-tenure families and school-driven demand. Hawthorn and Hawthorn East perform strongly in balanced conditions, while Camberwell is a reliable performer, delivering consistency over sharp uplift.

How do you expect the Boroondara market will respond to further potential cash rate adjustments?

Boroondara has always been less about market direction and more about asset quality and pricing precision. The market is likely to become more selective, but not materially weaker. Quality assets will continue to attract strong competition, while secondary stock will become more price-sensitive.

Metropolitan Melbourne’s vacancy rate is sitting at 1.6%¹. Canterbury is slightly tighter at 1.5%¹. What does this high rental demand mean for investors?

In an already constrained metropolitan market, Boroondara is considerably tighter, and for investors, that translates to a secure income profile, reduced vacancy risk and sustained rental performance. Growth is measured rather than rapid, but Boroondara consistently rewards considered decisions, and asset quality, location and presentation continue to drive long-term return stability.

Hawthorn East remains a tightly held suburb, with residents staying for an average of 15 years². What factors do you believe contribute to this long-term appeal?

Few suburbs combine prestige and consistency quite like Hawthorn East. Leading schools, a refined village character and seamless CBD connectivity underpin a market that performs steadily across cycles rather than spiking and retreating. For those focused on capital preservation and long-term growth, it remains one of Melbourne’s most compelling and sought-after choices.

What does FY27 and beyond look like for the Boroondara property market?

Boroondara’s enduring strengths continue to anchor demand, reinforcing its position as one of Melbourne’s most sought-after addresses for families and long-term investors. First quarter results point to an active, stable market. When priced with precision, properties are transacting with confidence. FY27 conditions present a rare window: a more level playing field for those looking to buy and sell in the same market. For those informed and decisive, the opportunity is there.
