We sat down with our Maroondah directors to explore how the past year has unfolded and what lies ahead for the local property market.

How has the Maroondah property market performed in the last 12 months?

Maroondah has outperformed many metropolitan areas, driven by lifestyle, affordability and tight stock. Buyer confidence strengthened through early 2026 as rate expectations stabilised, with days on market falling and clearance rates improving. Rental demand remains strong, vacancy rates sit well below metropolitan averages, and quality homes are leasing quickly.

Which suburbs in Maroondah look best placed for stability over the next 12 months?

Ringwood attracts buyers drawn to Eastland, transport and schools. Croydon offers family appeal, a village atmosphere and competitive pricing. Heathmont remains tightly held, underpinned by schooling and lifestyle. Warranwood draws owner-occupiers seeking premium housing and larger allotments, while Ringwood North sees consistent demand from buyers upgrading to established family homes.

How do you expect the Maroondah market will respond to further potential cash rate adjustments?

Maroondah's owner-occupier base creates steadier demand than more speculative markets. If rates stay higher, supply constraints should support values. Either way, liveability and transport links provide a solid floor.

Median property prices

Cotality, 01/04/2025 - 31/03/2026 Where a suburb is split across a LGA, the whole suburb has been used to determine a median. Where there are insufficient sales within a suburb over a 12-month period, a median price has not been calculated.

7 Vasey Concourse, Croydon SOLD $2,310,000

With a median of just 19 days¹ on market compared to Greater Melbourne’s 29 days¹, Croydon is outperforming the broader region. What factors are fuelling demand?

Croydon offers affordability, lifestyle and convenience in one package. Buyers are drawn to generous land sizes, great schools and a village atmosphere, with rail access, EastLink and the Yarra Valley nearby. Many see it as better value than neighbouring eastern suburbs without the lifestyle trade-off, and that is driving urgency.

Metropolitan Melbourne’s vacancy rate is sitting at 1.6%. Armadale is tighter at 1.2%. What does this high rental demand mean for investors?

The supply imbalance continues to deliver strong income performance. Investor conditions have become more challenging, with rental reforms, increased land tax and holding costs softening sentiment, particularly for discretionary acquisitions. Despite this, scarcity and demand continue to support pricing for well-located, low-maintenance stock.

What does FY27 and beyond look like for the Maroondah property market?

We expect steady, measured growth rather than cyclical volatility. Structural undersupply and enduring demand for established inner-eastern locations will support pricing. Buyers are more informed and self-directed, with access to data and digital valuation tools contributing to longer consideration periods and more price scrutiny in the mid-market. Well-located, highly sought-after properties will continue to command a premium, with consistent, incremental capital appreciation – particularly in tightly held blue-chip pockets.
