The 2019 market continues to impress us with very solid sales results across our Bayside and Glen Eira area. Lack of stock is still the driving force for buyer competition and as we head to the cooler months, we don’t see this abating.
Buyers are constantly on the lookout for off market opportunities which is a clear indication that there isn’t enough in the market to satisfy their appetite.
We are still finding that marketing is a very powerful tool: the homes that do use marketing in their sale campaign are attracting new buyers from other areas. We are simply meeting more and more people that are new to our area that have been looking elsewhere previously. This shows us that a “total market” approach is what will get the best results.
Based on conversations with potential sellers, we feel many are looking to Spring before they launch their campaigns. Our feeling is that a sale in June, July and August will attract stronger competition.
