This enviable position is reflected in the continued demand for wellrenovated family homes, alongside renewed momentum behind properties with scope to add value. Homes within the Balwyn High and Camberwell High zones consistently achieve premium prices.

Across the Jellis Craig Boroondara network, our auction clearance rate remained steady at an average of 83% through the June quarter, supported by healthy competition and a grounded approach from vendors. Prices have held firm overall, with some gentle uplift since the February and May interest rate cuts.

In the mid-market, buyers are increasingly active, conscious that once the market moves it might move very quickly. The premium segment, particularly in the $10 to $15 million range, has seen notable growth. Renovated period homes on large blocks are highly prized, and supply has been consistent in terms of both auctions and clearance rates.

There is keen interest in sophisticated village living in mediumdensity formats, though stock is limited.
